9 Warning Signs Your Deck May Need Repair or Replacement
Nine warning signs that your deck needs a real look — before summer entertaining puts weight on it.
1. Soft or spongy boards
If a board flexes under your foot or feels soft where the fasteners land, water has probably found its way in. One soft board is often the sign of a larger moisture issue underneath.
2. Loose railings
A railing you can rock with one hand is not a railing. Loose posts usually mean the post connection is failing — the fix is structural, not cosmetic.
3. Movement or swaying
A deck that sways when people walk on it is telling you something about the frame — usually beam connections, bracing, or post-to-footing detail.
4. Rusted connectors
Joist hangers, ledger bolts, and post connectors should look like metal, not like rust. Rust indicates missing flashing or the wrong hardware for exterior use.
5. Ledger board concerns
The ledger is where the deck attaches to the house. Water stains, rot at the siding, or a gap where flashing should be are all serious signs.
