9 Warning Signs Your Deck May Need Repair or Replacement

1. Soft or spongy boards

If a board flexes under your foot or feels soft where the fasteners land, water has probably found its way in. One soft board is often the sign of a larger moisture issue underneath.

2. Loose railings

A railing you can rock with one hand is not a railing. Loose posts usually mean the post connection is failing — the fix is structural, not cosmetic.

3. Movement or swaying

A deck that sways when people walk on it is telling you something about the frame — usually beam connections, bracing, or post-to-footing detail.

4. Rusted connectors

Joist hangers, ledger bolts, and post connectors should look like metal, not like rust. Rust indicates missing flashing or the wrong hardware for exterior use.

5. Ledger board concerns

The ledger is where the deck attaches to the house. Water stains, rot at the siding, or a gap where flashing should be are all serious signs.

6. Cracked posts

Vertical checks in a post are normal; deep cracks or splits at connection points are not. Cracked posts affect load capacity.

7. Stairs pulling away

Stairs are their own structure. If the stringers are pulling away from the deck or the treads feel loose, treat it seriously — most deck injuries happen on stairs.

8. Standing water and rot

Water pooling on the deck or on the framing below is a sign that drainage or flashing needs work. Rot follows water.

9. Outdated or unsafe design

Some older decks are structurally OK but were built to older standards — wide baluster spacing, undersized guardrails, unsafe stair rises. These are safety upgrades worth making.
